Homes By AlbertsenProviding special realty services for Southwest Florida June 01 Real Estate Sales in Southwest Florida...What an exciting time in Southwest Florida for Real Estate sales. It might not be the best time for the sellers but an offer on your home is better than it just sitting thre with no action what so ever. The news that is reported by the National Press about the market is again slow to react to waht is happening on a daily basis here. We are starting to see the low end, "toxic assset", being purchased...mostly cash buyer but there are FHA and VA sprinkled in there. That is making the inventory shrink and the rest of the market values start rising. The real problem with this market is trying to get the financing needed to buy a home. Lenders are looking for any reason not to loan money and are closely examing every loan and every aspect of the loan. If apparisal do not seem right, they get another one done; ever deposit a buyer makes into his account most be example. The good news is the market is moving and MAYBE we can talk about some new homes starting real soon.... April 17 Real Estate Sales are still happening...This week we continue to see interest in the market and if the price is right the property sells. The new construction of hurricane houses continues and I have 2 new contracts in this improved home building techniques. Lot sales are still active and with the development of possible no property taxes in Florida, the market is moving. The big development in the market is the mortgage rates continue down and the rumors are out there that the rate will go down to 4%. If you are interested in selling or buy the time is now. February 28 Real Estate NewsReal Estate is getting exciting and very busy now. There are alot more buyers looking and willing to buy. Sellers are putting out great deals that are driving the buyers to make great deals. My office is running a special promotion by running open houses in one section of the area. The goal is get EVERY house that is for sale open on Friday so a buyer can look at every houses in that section at one time. It is like going into a store and standing in the aisle comparing prices and features and do it at one time. There has been alot of buyers coming through the houses and trying to decide which house ot buy.
One of my listing reduced the price 10k and had a offer made on the home. The offer was not accepted but the house is ready to sell and is very nice for being on the water with a pool. I got 2 different model homes completed as well and showing them on weekdays. The hurricane resistant houses are coming along great and they should be completely finished in the coming months. January 22 Real Estate Market for week of Jan 22The market continues to improve. There are some great deals coming forward with sellers trying to attract that potential buyer. 161 Brig Cir, a 3/2/2 at 280,000 will come down everyday 500 dollars until it sells. It is a new construction with 1600 feet under air and it is located up against a county green belt that has a bicycle path running thorugh it. Really great deal....had another showing at 2565 Klass Ter and what a nice home on the water with a pool. You can see it in the pictures on this site. Talking about waterfront property...17288 OHara is down to 475,000 with a very motivated buyer and it has a boat lift right across from Collingswood Point. January 18 Real Estate Market for week of Jan 15The sign of continual market movement has continued this week. Two investors are looking at lots on Palm Island that will develop in the future and the prices and the deals you can get are ripe for the picking. I also had a call for a cash offer on Klass Ter and those buters are still shopping around for a deal. There is another deal in the making for a fixer up and the one thing that is driving all of these sells is the price. The prices are at the lowest according to the blessing of the newspaper and this is the "bottom" of the market and buyers best start moving now. |
